2006 assessment $437,000

The house has several thousand feet of space on four levels, more if you count the nooks and crannies of the attic rooms. [ 1 | 2 | 3 ] The 13x25 country kitchen dining room is the warm heart of the house, with handcrafted cupboards, a Heartland electric stove that perfectly recreates the turn of the century Elmira wood stoves, and tile floors. It has a “Little House on the Prairie” look. [ 1 | 2 | 3 ] Most lived-in areas have hardwood flooring including the 15x20 living room. [ 1 ] There are up to seven bedrooms and hobby, music or office spaces, depending on how you use the house. [ 1 | 2 | 3 | 4 | 5 ] The main 4 piece bathroom has an antique tub. [ 1 ] There’s an ensuite (2 piece) and a main floor powder room (2 piece). At the lower recreational level (800 sq ft) is a wood stove with brick surround that we use to heat the entire house in winter time, even though there is backup electric heat. [ 1 ] Off this level is the hot tub and a 12x18x4ft above-ground pool. [ 1 ] The exterior is stucco and metal for fire protection and the undergrowth nearby has been cleared, raked or planted to lawn. The 5000 gallon pool serves as a water reservoir as well as a fun play area.

There’s some exceptional rainbow fishing in the area and 35 minutes up the road is the popular Mount Baldy ski area with a newly installed chairlift. Vertical drop is about 1500ft. Snowmobile enthusiasts like the old logging trails. The hospital and shopping is fifteen minutes away. The regional centre, Kelowna, is about an hour and a half away.

The property has several fenced pastures and a red and green heated barn with running water. The 20x20 barn has six chain-link pens outside under cover, set up for chickens and small livestock. A small seasonal creek runs through the fields and two of the pastures are sub-irrigated with hidden water flow that keeps them green. There’s a milking stall for a dairy cow. [ 1 | 2 | 3 | 4 | 5 | 6 ] A well in this area gives irrigation for the two large vegetable gardens [ 1 | 2 ] and for the house. A private lane rises through the treed part of the property to the homesite. [ 1 | 2 ] At the house there are views to the southwest of the usually snow-capped Cascade mountains and views northwards some thirty miles up the Okanagan. [ 1 | 2 | 3 ] The wilder parts have Ponderosa Pine, Doug Fir and Spruce with shrubs of Saskatoon and Mock Orange, Greasewood and Sage, and dry land flowers like the Shooting Star, Mountain Avens, Camas, Larkspur and Balsam Root. Snow accumulations up to a foot can be expected in winter. A 4x4 pickup with power operated snowplow is a negotiable extra. During the winter, you can expect to see Stellar Jays and juncos at your bird feeder on the barbecue deck off the kitchen. The hot summer weather the Okanagan is famous for, is a pleasant six degrees cooler with a light breeze at the 2400 ft elevation.
